How much does a home cost in the Axarquía?
Prices vary depending on location, property type, level of finish, and view:
- Apartments: starting at approximately €180,000 (usually in need of some updating)
- Townhouses: starting at approximately €220,000
- Detached villas with land: starting at approximately €350,000
In addition to the purchase price, you should factor in additional costs such as transfer tax, notary fees, and registration. On average, these amount to between 9% and 10%. (transfer tax: 7%, legal fees: 1–1.5%, notary fees, potential will, etc.)
COMMISSIONS:
In the Malaga region, these are largely paid by the seller. However, we are now seeing this gradually change compared to 20 years ago. For instance, most regions in Spain already apply the 50-50 principle. Thus, half (2–3%) is paid by the seller and the other half by the buyer (2%). These are the commissions typically applied here in the Axarquía region. If you go further into the Marbella region, the total commission is often 6–8%. In Spain, there are no regulations governing this.
What should you look out for when buying?
